Design Fee

The basic GUMPY fee includes three consultation sessions for advice in relation to plan layout and siting. If further changes to plans are needed, a $500.00 design fee is required, against which the cost of further consultations (at $50 per hour) will be deducted. Any remaining design fee will reduce the deposit for your GUMPY. Of course, if you decided not to go ahead with a GUMPY, the remaining design fee will be refunded.

Prickly Moses (Acacia verticillata). Flowering in September-November. Widespread in damp areas. The arrangement of the spiky phyllodes (apparent leaves) in rings gives the name verticillata.Services Provided

  1. Site inspection of your property;
  2. Architectural plans and specifications for Council approval - fees payable by owner
  3. Engineer's soil tests, wind classification and structural certificates
  4. Lodgment of plans with local council
  5. Advice at any stage of erection for the owner/builder
  6. Clean up of site if erected to lock up by GUMPY
  7. 3 month maintenance period and seven year structural guarantee through Home Owners Warranty

 

Standard Services & Components to Lock-Up

Lock up as a phrase relates to the building literally being locked up and includes the floor, panels, internal wall framing and doors, first floor ceiling lining and insulation, roof, windows, external doors and stair if two storey. Lots of things happen after lock up stage but it is a good place to start. Linings, kitchens, bathrooms, electrical and plumbing can vary dramatically in cost depending on the site and your requirements. Inclusions

  1. H5 treated pine duel purpose piers, support and anchor home to specified wind rating
  2. 12 mm steel bracing to piers as specified
  3. Under floor insulation consisting of cement sheet and R 1.5 polyester batt insulation
  4. All timber framing for the ground and first floors
  5. All wall panels clad externally in your choice of materials
  6. Sisalcraft reflective foil insulation to walls
  7. Selected aluminum windows and doors of your choice
  8. Solid external doors with dead lock hardware
  9. All internal doors, hardware and door jam sets
  10. All fixings required for floor, panel and roof connections
  11. Particle board board flooring for ground and first floors. Hardwood optional for ground floor.
  12. Roof framing components, pre-engineered for simple assembly, including pine lining, Isolite polystyrene insulation and sisalation, ridge, rafters, battens, barges and fascias
  13. Corrugated Colorbond roofing, including ridges, gutters, flashings, brackets, screws, rivets, stops and downpipe pops
  14. All decking, verandah and balustrade components as shown on plan
  15. Selected MDF or pine stairs as specified on the plan

Inclusions at Lining Out Stage

  • R1.5 polyester batts to external walls
  • Pine lining and Villaboard for wet areas
  • Pine architraves and skirtings
  • Labour to fit out

Inclusions at Completion Stage

  • Basic Project and Irwell bathroom fittings to plan
  • Basic Project and Irwell bathroom fittings to plan - usually enclosed shower or bath with shower over and screen, and AAA rated taps and shower head
  • Vanity cabinet with mirror, robe hooks, toilet roll holder, toilet brush holder, towel rails
  • Slimline/Concord toilet suite
  • Rheem hot water cylinder, 160 litre
  • Clark laundry tub
  • Laminex roiled top kitchen to plan with vinyl wrapped doors and brushed nickel handles
  • Waterfall stainless steel sink and mixer tap
  • Laminex splashbacks where required
  • Inner Space wardrobes to plan with mirrored doors
  • Carpet to living area and bedrooms
  • Vinyl to bathroom and kitchen floors
  • Labour to complete
  • Plumbing fit out to house only - will vary depending on site
  • Electrical fit out to house only - will vary depending on site
