Gumpy Inclusions
There are three main stages in the construction of a GUMPY – lock up, lined out and completed to occupancy. Lock up as a phrase relates to the building literally being locked up and includes the floor, panels, internal wall framing and doors, first floor ceiling lining and insulation, roof, windows, external doors and stair if two storey. Lots of things happen after lock up stage but it is a good place to start. Linings, kitchens, bathrooms, electrical and plumbing can vary dramatically in cost depending on the site and your requirements. The following indicates what is included at each stage as standard.
Design Consultation
The design consultation includes two (2) consultation sessions for advice in relation to plan layout and siting. Any changes to the standard GUMPY designs may incur additional charges.
Site Inspections
After initial design consultation, an official site inspection is required and will incur a fee of $300. This fee will be deducted off the total amount after a sales agreement has been signed. A site inspection is required before finalisation can be made to any sales agreement.
Services Provided
- Architectural plans and specifications for Council approval – (council fees payable by owner)
- Engineer’s soil tests, wind classification and structural certificates
- Energy report with a minimum five star energy rating
- Completion to lock-up, lined out or occupation
- Clean up of site
- Construction insurance
- Three (3) month maintenance period
Inclusions at Lock-Up Stage
- Excavation of pier holes
- Concrete
- Treated pine stumps, where shown on plan, for a reasonably level site
- 19mm Aquabar sheeting, to ground floor, 22mm Aquabar sheeting to first floor
- Underfloor insulation consisting of 4.5mm cement sheet and R3.0 polyester batts
- MGP10 pine timber framing for the ground and first floors
- Wall panels clad externally in vertical shiplap non-CCA treated pine and stained in factory
- Sisalcraft reflective foil insulation to walls
- Selected aluminium windows, screens and external solid timber door
- Selected MDF stair as shown to plan 900mm wide
- Roof framing components, including pine lining, Isolite insulation, sisalation, ridge, rafters, battens, barges and fascias
- Corrugated Colorbond roofing, including ridges, gutters, flashings, brackets, screws, rivets, stops, PVC downpipe and pops
- Treated pine decking and verandah as shown on plan
- Treated pine steps to deck and rear door where applicable
- Small treated pine landing at rear door
- Labour to erect to lock up and frame out internal walls
Inclusions at Lining Out Stage
- R2.0 polyester batts to external walls
- Pine lining and Villaboard for wet areas
- Pine architraves, skirtings, pine beading and trims
- Waterproofing of bathroom and kitchen floors
- Labour to fit out
Inclusions at Completion Stage
- Standard bathroom fittings to plan – usually enclosed shower or bath with shower over and screen with AAA rated taps and shower head.
- Exhaust fan
- 900mm vanity with mirror fitted and towel rails
- Slimline/Concord toilet suite and roll holder
Electric hot water cylinder, 160 litre
- PVC laundry trough, mixer and washing machine taps
- Laminex rolled top kitchen to plan with vinyl wrapped doors and brushed nickel handles
- Stainless steel double kitchen sink and mixer
- Free standing 600mm electric stove and ducted rangehood
- Tiled splashbacks where required – kitchen laundry and bathroom
- Built in wardrobes to plan with sliding doors
- Vinyl floor coverings in bathroom, toilet and laundry area, carpet in bedrooms and stairwell, floating laminate flooring in kitchen and living areas
- Labour to construct to completion stage
- Plumbing fit out with standard fittings to house only – quote may vary depending on site
- Electrical fit out with standard fittings to house only - quote may vary depending on site
Please note that completion does not include connection to mains, connection to town services or onsite sewerage system, water tanks, landscaping, curtains, internal painting or heating. If you require any of these services they can be included at the quotation stage.
